Most ADU projects fall between $120,000 and $280,000 depending on size, site conditions, and finish level. Garage conversions typically range from $80,000 to $130,000. Every quote from Mr. Local Services is fixed-scope — the price you agree to is the price you pay, provided the scope does not change.

The full timeline — from first site visit to certificate of occupancy — typically runs 6 to 12 months. Permit approval is the most variable phase, ranging from 4 to 12 weeks depending on your jurisdiction. Construction itself generally takes 12 to 20 weeks once permits are in hand.

Any defect in materials or workmanship identified within 12 months of handover will be corrected by Mr. Local Services at no cost to you — no questions asked. This covers structural, mechanical, electrical, and finish work completed by our team. The guarantee is provided in writing at contract signing.

If your ADU is not completed by the agreed milestone date, Mr. Local Services will credit you $500 for every week of delay — no questions asked. The guarantee applies to delays within our control. Weather events, permit authority delays, or client-requested scope changes are documented separately.
