Who They're For and What They Solve
Window maintenance and inspection is a systematic, unit-by-unit review of every window on a property. We examine the glass, the insulated seal, the frame, the hardware, and the weatherstripping, then perform the small corrective work each unit needs. It is preventive care, not emergency repair, and it is documented in writing.
Owners of homes and buildings more than eight years old need it most, along with anyone noticing condensation between panes, drafts near a frame, or a sash that no longer holds position. Property managers book it on a cycle. Sellers book it before listing. New owners book it to learn what they inherited.
The service catches seal failure, hidden frame moisture, and worn hardware while each is still a minor repair. Left alone, a failed gasket becomes water in the wall, and a tired balance becomes a broken one. Waiting rarely saves money here it converts small maintenance into full replacement.
Is It Time?
These are the things owners tell us when they call.
Our Services
Our window maintenance and inspection covers four areas of work, applied to every unit on the property.
We assess each window individually glass, frame, sill, sash, and operation and log its condition. You receive a written report with photographs and a priority ranking, so you can see which units need work this season and which are simply being monitored.
We test double- and triple-pane units for seal failure, moisture intrusion, and lost gas fill. Fogging is the obvious symptom, but early failure is often invisible. Where a unit is re-glazable, we say so rather than defaulting to replacement.
Balances, locks, hinges, cranks, rollers, and tracks get cleaned, lubricated, and adjusted. Most sticking or dropping sashes come right with a tune-up. Where a part is genuinely worn, we identify it by type so replacement is straightforward.
We replace compressed weatherstripping and split gaskets, re-caulk failed beads, and probe frames and sills for soft spots or moisture. This is the work that stops drafts and keeps water out of the wall behind the window.
Not sure which approach your situation needs? We assess first and recommend only what’s necessary, no upsells.

Every inspection ends with a documented report: findings, photographs, and a ranked priority list. You keep it, act on it at your own pace, and use it to hold any contractor accountable.
You know the full cost during the phone call. No trip charges, no discovery fees, no figure that changes once we're on site.
No franchise sales targets shape what we recommend. If your windows are sound, that is what the report will say.

How It Works
Call 951-458-6466, tell us roughly how many windows you have, and we quote the flat rate on the spot and book a slot.
A technician works through every window in turn, testing operation, seals, hardware, and frame condition. Typical homes take 60–120 minutes.
Lubrication, adjustment, weatherstrip replacement, and re-caulking are completed during the visit. Larger findings are quoted separately, never started without approval.
We walk you through the findings before leaving, then send the written report with photos and priorities within one business day.
Pricing
We publish our pricing because guessing helps nobody. A standard inspection with a written report runs $149–$249 for most homes, depending on window count. Larger properties are quoted at $12–$18 per window. Same-visit maintenance work lubrication, adjustment, weatherstripping, and re-caulking typically adds $25–$75 per window where needed.
Four things move the number: how many windows you have, whether they’re single-story or upper-floor, the frame material, and how much corrective work turns up. The report is always included, and the rate we quote by phone is the rate you pay. Call 951-458-6466 for your figure.
Once a year for homes over eight years old, ideally in early autumn. Newer windows can go every two to three years.

Often, yes. Many units can be re-glazed at a fraction of replacement cost. We confirm which of yours qualify during the inspection.
We tell you plainly and give you options without pressure. Our window replacement service what that work involves, so you can weigh it against repair before deciding anything.
Sixty to one hundred twenty minutes for a typical home. Larger properties take proportionally longer.
Yes — licensed window and glazing contractor, $2M general liability, and workers' compensation on every technician.
We prefer it, so we can walk you through findings in person. Where that isn't possible, the written report covers everything.
One visit, one flat rate, and a written report you keep. Book before the season turns and you’ll know what needs doing while it’s still small.
