Who They're For and What They Solve
Specialty flooring covers any floor that standard installation methods cannot safely deliver. It applies when the substrate, the material, or the performance demand falls outside normal practice moisture-active concrete, original heritage timber, structurally uneven decks, or surfaces required to meet slip and wear ratings.
You need it when the conditions beneath or around the floor dictate the method. That includes slabs holding measurable moisture, period properties where original boards must be preserved, commercial spaces facing constant traffic or chemical exposure, and any job a general installer has already declined to quote on.
Left unaddressed, the underlying condition wins. Boards cup, adhesive releases, coatings delaminate, and seams lift usually within the first eighteen months. Correcting a failed floor costs more than doing it properly once, because the replacement and the original diagnosis both get paid for.
Is It Time?
Most people arrive here after something has already gone wrong.
Our Services
Specialty flooring is defined by method, not by product. These are the four approaches we use.
We test slabs using calcium chloride and in-situ relative humidity methods, then apply the appropriate barrier or levelling system. This is the right approach when readings exceed manufacturer limits, and it is what prevents the failure repeating.
Original boards are lifted, repaired, and refinished using period-appropriate techniques rather than replaced. We take this route when the timber is sound and the character is worth preserving, which is most of the time.
Epoxy, resin, and slip-rated systems built for traffic, moisture, and chemical exposure. This applies to retail, hospitality, and light-industrial spaces where a residential-grade floor would wear through inside a year.
Herringbone, borders, medallions, and multi-material joins across uneven levels. Chosen when the layout itself demands precision setting-out, this delivers a result that reads as intentional rather than improvised.
Not sure which approach your situation needs? We assess first and recommend only what’s necessary, no upsells.
Why Homeowners Choose Mr. Local Services
Sixteen years handling floors others declined, with in-house certification in calcium chloride and in-situ RH testing. Readings are documented before work begins.
Every specialty installation carries five years of workmanship coverage, backed by the substrate readings we recorded and issued to you in writing.
You get written test results before any figure is discussed. If a standard floor will do the job, we tell you and you spend considerably less.
Operating since 2001 with no subcontracted labour on specialty projects. The people who assess your floor are the people who install it.

How It Works
Call 951-458-6466 and describe the problem. We schedule an on-site assessment within three business days.
We measure substrate moisture, check levels, and inspect existing material. Findings are issued in writing, usually within two working days.
You receive a scope naming the method, materials, and timeline. The price does not move unless you approve a change.
We complete the work, walk the floor with you, and register your five-year workmanship guarantee before we leave site.
Pricing
We publish ranges because vague answers waste everybody’s time. Final pricing always follows the written assessment, never precedes it.
What drives the cost: the amount of substrate remediation required, the material specified, total area, and the complexity of pattern or transition work.
Typical ranges: moisture mitigation and levelling generally runs $4–$9 per square foot on top of the floor itself. Heritage timber restoration typically falls between $6 and $14 per square foot. Commercial resin and epoxy systems usually sit in the $7–$16 range depending on build-up and wear rating.
Your assessment carries a flat fee, credited in full against the project if you proceed. Call 951-458-6466 to book it.
If the substrate tests within manufacturer limits and the material is standard, you likely don't. Our standard flooring installation covers those projects at a lower cost, and we will tell you when that applies.
Assessment to written scope takes about two working days. Installation typically runs three to ten days depending on remediation and area.
Testing is part of the assessment, which carries a flat fee. That fee is credited in full against your project if you proceed.
Workmanship on every specialty installation setting out, adhesion, transitions, and finish application. Material defects fall under the manufacturer's separate warranty.
Usually yes. We source reclaimed and custom-milled stock for heritage work and can blend repairs into existing floors convincingly.
