Who They're For and What They Solve
Snow and ice management is the contracted clearing and treatment of paved surfaces through winter. It covers mechanical snow removal from lots and drives, chemical treatment to stop ice from bonding to pavement, and hand clearing of walkways, steps, and entrances that equipment cannot safely reach.
Property owners and facility managers need it whenever access must stay open regardless of weather. That includes retail and office lots, medical and multi-tenant buildings, HOA drives, and residential properties with long or sloped approaches. Most owners sign before the season starts rather than scrambling mid-storm.
Left unmanaged, accumulation blocks access and compacts into ice that takes far longer to remove. Refreeze after a partial thaw creates the highest slip risk of the season, often at entrances. Without documented service, a single fall claim leaves the property owner with no record to stand on.
Is It Time?
If any of these sound familiar, your winter plan is not working.
Our Services
Winter service is four distinct jobs, and doing only one leaves gaps.
Mechanical removal of accumulation from drive lanes, parking areas, and driveways. We plow to pre-assigned pile zones that preserve stalls, sightlines, and hydrant access, so your usable space stays usable through a long season.
Liquid brine applied to pavement before the storm arrives. This prevents snow and ice from bonding to the surface, which means faster clearing, less material afterward, and far less compaction on high-traffic lanes.
Granular or treated salt applied after clearing to stop refreeze. Rates are calibrated to surface temperature and forecast, so you get an effective melt without oversalting the turf and hardscape bordering the pavement.
Sidewalks, steps, ADA ramps, and door approaches cleared by crew. These are the highest-liability surfaces on any property and the ones plows physically cannot reach, so they get worked by hand every visit.
Not sure which approach your situation needs? We assess first and recommend only what’s necessary, no upsells.
Why Homeowners Choose Mr. Local Services
We watch the forecast and mobilize on trigger depth, not on your phone call. Contracted sites are cleared ahead of stated opening hours without anyone having to chase us.
Your rate is set at signing and honored all season. A heavy week does not change your invoice, which makes winter a predictable line item rather than a gamble.
We calibrate application rates and select materials with your turf, beds, and hardscape in mind. You should not be replacing dead edging and pitted pavers every spring.
Every visit is logged with arrival time, work performed, and materials applied. That record protects you in tenant disputes and insurance claims.

How It Works
Call 951-458-6466 and we schedule a site visit before the season. We walk the property, note no-salt zones, and confirm your access priorities.
We build a marked site map with pile zones, hand-clear areas, and trigger depth. You review the scope and rate, then sign once for the full season.
Crews deploy on forecast. Pre-treatment goes down ahead of the event, plowing runs as accumulation hits trigger, and de-icing follows the clear.
Each visit is logged with times and materials. We monitor for refreeze and return as conditions require through the end of the event.
Pricing
We quote honestly and we do not hide the structure. Winter pricing depends on measurable factors, not guesswork.
What drives your rate: total paved square footage, amount of hand-clear walkway and entry area, trigger depth you select, and whether you want pre-treatment included or de-icing only as needed.
Most residential drives fall between $75 and $200 per visit. Commercial seasonal contracts typically run $3,000 to $12,000 depending on lot size and service level. Per-push billing is available, though seasonal contracts cost less across an average winter.
Your rate is locked at signing with no storm surcharges. Call 951-458-6466 for a walkthrough and a firm number.
Standard trigger is two inches, though we set it lower for medical and high-traffic sites. Trigger depth is written into your contract.
For most properties, yes. Seasonal contracts cost less over an average winter and remove billing surprises during heavy weeks.
Not at our application rates. We calibrate to surface temperature and avoid no-salt zones marked during your pre-season walkthrough.
Anti-icing is liquid brine applied before the storm to prevent bonding. De-icing is applied after clearing to stop refreeze.
Yes. Walkways, steps, ADA ramps, and door approaches are hand-cleared every visit as part of the contract scope.
Call 951-458-6466 anytime, though pre-season signing secures better routing and a completed site map before first snow.
Yes. Every service is logged with arrival time, work performed, and materials applied, available on request.
Lock in your rate before the first freeze and stop planning your mornings around the weather. Contracted sites are cleared before opening, every storm, with a documented record of every visit.
