Who They're For and What They Solve
Framing is the structural skeleton of a building. It is the system of studs, plates, joists, beams, rafters, and sheathing that carries every load in a structure down through the walls to the foundation. Everything installed afterward, from drywall to roofing to cabinets, hangs on how accurately that skeleton was built.
Framing services are needed any time you change or create structure. New construction, room additions, garages, ADUs, second stories, and commercial build-outs all start with a frame. Removing a load-bearing wall, replacing damaged joists, or rebuilding after fire or water damage also falls squarely under structural framing work.
Framing solves the problem of load. Undersized headers, overspanned joists, and improper nailing cause sagging floors, cracked drywall, sticking doors, and failed rough inspections. Left unaddressed, an inadequate frame gets buried behind finished walls, where correcting it later means tearing out completed work at full cost.
Is It Time?
Most people know they need a framer when something structural is changing or something already built is failing.
Our Services
Framing covers every structural wood assembly in a building, and we handle all four categories in-house from layout through inspection.
Conventional stud-by-stud construction of exterior and interior walls, top and bottom plates, and window and door openings. This is the right approach for most additions, garages, and new builds where walls are framed on site to stamped dimensions. You get walls laid out square, set plumb, and braced correctly.
Headers, posts, and engineered beams including LVL and glulam, plus full removal of load-bearing walls with temporary shoring. Required whenever you open a floor plan or carry load across a new span. The outcome is a clear opening with the load path transferred properly to the foundation.
Floor joists, rim boards, subfloor decking, roof rafters, engineered trusses, and wall and roof sheathing. This is the structural shell above and below your living space. Everything gets set to spec spacing, crowned correctly, and nailed to schedule so the frame is ready for roofing and inspection.
Sistering weakened joists, replacing rot-damaged studs and rim joists, adding shear walls, and installing hold-downs on existing structures. This is the approach when the building already exists and needs strengthening rather than new construction. You get compromised members replaced and load capacity restored.
Not sure which approach your project needs? We read your plans first and quote only the structural work the build actually calls for, with no padded scope.
Why Homeowners Choose Mr. Local Services
If rough inspection flags anything in our framing, we correct it at no charge before the next trade arrives. That guarantee is written into every framing contract we sign.
A licensed lead carpenter reads your stamped plans and runs the crew on site daily. Nobody interprets structural drawings from a truck. Fifteen years of framing since 2001.
We hold dedicated framing crews rather than pulling them off finish work, so we can commit to a start date, typically one to two weeks after permit approval.
The people who walk your site and write your bid are the people who frame it. No day labor, no handing your structure to a crew we have never worked with.

How It Works
Call 951-458-6466 and send your plans. We review spans, headers, and engineering notes before quoting anything.
We walk the site, confirm existing conditions, then deliver a written fixed-bid scope with your framing start date included.
Crews snap layout, then frame walls, floors, and roof in sequence. Progress runs daily and the site gets cleared each evening.
We verify square, plumb, and level, confirm nailing and hold-downs, then stay available through rough inspection sign-off.
Pricing
We quote framing as a fixed bid, not open-ended hourly, so you know the number before a single stud gets cut.
What drives your framing cost:
Typical ranges: Most residential framing runs $9 to $18 per square foot for labor and materials. Room additions commonly land $12,000 to $38,000. Load-bearing wall removal with a beam typically runs $3,500 to $9,500.
Send your plans and we will give you a real number, not a range.
Rough framing is the structural skeleton behind your walls. Finish carpentry is the visible trim, casing, and detail work installed after drywall.
A room addition typically frames in one to three weeks. Full new construction runs three to eight weeks depending on square footage and roof complexity.
Usually yes. Most jurisdictions require a stamped beam specification. We work directly from the engineer's drawings and size shoring accordingly.
We can pull framing permits on most projects. Send your plans and we will confirm what your project requires during the bid.
Yes. Our Inspection-Ready Guarantee means we correct any framing item flagged at rough inspection at no cost to you.
Yes. When a build-out needs structural framing plus interior buildout under one contract, our commercial carpentry work covers both so you are not coordinating two separate crews.
Call 951-458-6466 with your plans ready. We review them the same business day and schedule a site walk within 48 hours.
Send us your plans and get a fixed framing bid with a confirmed start date, backed by our Inspection-Ready Guarantee. Framing crews book one to two weeks out, so earlier calls get earlier dates.
