Who They're For and What They Solve
Deck cleaning is the controlled removal of mildew, algae, moss, and embedded grime from decking surfaces using pressure and cleaning solution matched to the material. It is not simply spraying water at high force. Pressure, chemical dilution, nozzle choice, and dwell time all change depending on what the boards are made of.
Homeowners need it when a deck turns gray, grows black or green patches, or feels slippery underfoot. It is also the mandatory first step before staining or sealing, because no coating bonds properly to a surface holding mildew spores, old finish residue, or a layer of trapped dirt in the grain.
Left alone, organic growth keeps feeding on moisture held in the wood, and that moisture is what eventually causes soft spots and rot. Cleaning removes the growth and lets the boards dry properly. Doing it on schedule is the difference between a deck you maintain and a deck you replace.
Is It Time?
If any of these sound like your deck, it is time.
Our Services
We handle every decking material and every stage of the job, from routine seasonal cleaning through full pre-coating prep.
Pressure-treated pine, cedar, and redwood get washed at 500 to 1,200 PSI with a wood-safe solution and a wide fan tip. That range lifts mildew and grime out of the grain without fuzzing the fibers or leaving wand marks across the boards.
Composite boards never see high pressure from us. They get soft washed with a low-pressure application and a manufacturer-approved cleaner that breaks down the mold film sitting on the cap layer, then a full rinse. This is the method that keeps warranties intact.
After cleaning, an oxalic acid brightener neutralizes the surface and pulls the natural color back out of oxidized wood. This is the step that takes a deck from clean-but-dull to genuinely restored, and it is what most gray decks actually need.
Staining soon? We strip failing finish, clean the surface, neutralize the pH, and leave the deck ready to accept coating. We will also tell you the dry-down window so your stain bonds instead of peeling in a season.
Not sure which approach your situation needs? We assess first and recommend only what’s necessary, no upsells.
Why Homeowners Choose Mr. Local Services
Wood at 500–1,200 PSI. Composite soft washed at low pressure. We set the machine for your boards, not for a default that damages half the decks it touches.
You get a real number before we start, priced by square footage and condition. No hourly surprises, no add-ons discovered halfway through the job.
If we miss a spot or you are not happy with a section, we come back and correct it at no charge. That has been the policy since 2001.
Plants get covered, railings and hardware get protected, and the site gets rinsed down before we leave. You should not be cleaning up after your cleaners.

How It Works
Call 951-458-6466 with your deck size and material. We give you a square-foot estimate within 24 hours, often over the phone.
On arrival we confirm the material, check for loose boards or popped nails, cover plants, and set pressure and dilution for your surface.
Solution is applied and given dwell time, then the surface is washed at the correct pressure and thoroughly rinsed, including gaps between boards.
We brighten if the job calls for it, walk the deck with you, and confirm you are satisfied before the equipment goes back on the truck.
Pricing
We quote by square footage and condition, and we give you the number before we start. No deck gets cleaned without you knowing what it costs.
What affects your price: total square footage, decking material, severity of mildew or algae growth, whether brightening is included, and whether the deck needs stripping for a coating.
Typical range: most residential decks fall between $200 and $600. A standard 300 square foot wood deck with routine cleaning and brightening usually lands in the $250 to $400 range. Stripping and full pre-stain prep runs higher.
Call for a firm number on your deck.
Not at the correct settings. We clean wood at 500 to 1,200 PSI with a wide fan tip, which lifts grime without fuzzing or gouging the boards.
Yes. Composite gets soft washed at low pressure with a manufacturer-approved cleaner. High pressure voids most composite warranties, so we never use it. This is the same soft washing service we apply to siding and other delicate surfaces.
Typically 48 to 72 hours of dry weather. We tell you the exact window for your deck so the stain bonds instead of peeling.
Usually yes. Gray is surface oxidation, not damage. Cleaning plus a brightening treatment restores the natural tone on most decks.
Once a year for most decks. Shaded or heavily wooded properties may need it every spring to stay ahead of mildew.
No. We just need access to the deck and an outdoor water source. Call 951-458-6466 to arrange access.
Most residential decks are finished in two to four hours, depending on size, material, and how much growth needs removing.
