Who They're For and What They Solve
Graffiti removal is the process of lifting spray paint, marker, etching, and adhesive tagging off an exterior surface without damaging the material beneath it. It combines controlled heat, pressure, and surface-specific chemistry. The goal is not just removing pigment but restoring the original appearance of the substrate underneath.
Property owners, retail operators, facility managers, HOA boards, and landlords all need this service. Tagging typically lands on storefronts, retaining walls, perimeter fences, garage doors, dumpster enclosures, utility boxes, and signage. Most people discover it first thing in the morning and need it gone before customers or tenants arrive.
Graffiti signals neglect, and neglect attracts more of it. Left alone, paint bonds deeper into porous masonry and becomes far harder to lift cleanly. Delay also invites repeat tagging, triggers code compliance notices, and drags down how tenants and customers perceive the entire property.
Is It Time?
Here is when calling a professional beats trying to handle it yourself.
Our Services
We use four distinct approaches, and the surface determines which one is correct.
High-temperature water under controlled pressure breaks the bond between paint and porous masonry. This works best on concrete, block, and hardscape. Heat does the heavy lifting, so we keep pressure lower and avoid etching or pitting the surface.
Surface-matched solvents and poultice compounds draw pigment out of brick, natural stone, and painted substrates. We dwell the product, lift the paint, then neutralize and rinse. This handles deep penetration and ghosting that pressure alone cannot reach.
Delicate materials like stucco, wood siding, vinyl, and printed signage cannot take high pressure. We apply cleaning solution at low pressure, let chemistry break the bond, and rinse gently so the finish and substrate stay completely undisturbed.
After removal, we apply a sacrificial or permanent barrier to surfaces that get tagged repeatedly. Future paint sits on the coating instead of the material, so the next cleanup takes minutes rather than a full removal treatment.
Not sure which approach your situation needs? We assess first and recommend only what’s necessary, no upsells.
Why Homeowners Choose Mr. Local Services
Fresh tags come off cleaner, so new jobs move to the front of our schedule. Most properties are assessed the day you call.
You get the full number in writing before any work starts. Urgency never changes our pricing, and there are no add-ons afterward.
We determine the substrate first, then select hot water, chemical, or soft wash. Wrong method is what causes etching and permanent damage.
Contractor licensed with $2 million general liability and workers' compensation on every job. Certificate of insurance available on request.

How It Works
Call 951-458-6466 and tell us the material and rough size. We schedule a same-day look whenever the calendar allows.
We identify the substrate, test a small area, and hand you a written flat price. Nothing starts until you approve it.
We run hot water, chemical treatment, or soft wash based on the surface. Runoff is contained and recovered throughout.
We walk the finished surface with you and discuss whether an anti-graffiti coating makes sense for that location.
Pricing
We quote flat and upfront because emergency work is exactly when people get overcharged. You get the number before we start, and it does not change afterward.
Four factors drive the price: surface area covered, substrate type (porous masonry costs more than sealed metal), paint depth and age, and access requirements like lift or ladder work.
Typical single-tag removal on a standard wall panel runs $250 to $550. Larger commercial walls or multi-surface jobs generally land between $600 and $1,800. Anti-graffiti coating adds $1.50 to $4.00 per square foot depending on the product.
Call 951-458-6466 for a firm number on your specific surface.
Not when the method matches the surface. We use heat and chemistry to do the work so pressure stays controlled and safe.
That's ghosting — pigment absorbed into the pores. It takes a chemical poultice to draw it out, not more pressure.
Most properties get a same-day assessment and next-day removal. Call 951-458-6466 and we will confirm timing immediately.
Yes. We use soft wash chemistry that lifts the tag without stripping the underlying paint layer.
It's a protective barrier applied after removal. If your surface has been hit more than once, it pays for itself quickly.
Yes. We remove graffiti from homes, fences, storefronts, industrial buildings, and HOA common areas.
No. We charge the same flat rate regardless of how urgent the job is.
Fresh paint comes off cleanest, so the sooner you call, the better the result and the lower the cost. Flat quote before we start, licensed and insured on every job.
