Who They're For and What They Solve
Deck painting is the process of cleaning, repairing, and coating an outdoor wood or composite deck with a protective finish. It covers washing, sanding, stripping failed coatings, spot-repairing boards, and applying either solid paint or a pigmented stain across the walking surface, railings, stairs, and framing.
Homeowners need it when a deck has gone gray, started peeling, or never received a finish after being built. Anyone planning to sell, host, or simply use the space comfortably again usually reaches this point around year three to five, when the previous coating has worn thin and the boards begin absorbing water.
Coating solves the two problems that destroy decks: ultraviolet damage and moisture. Sun breaks down exposed wood fibers until the surface splinters, and unsealed boards soak up rain, swell, and eventually rot. Left alone long enough, painting stops being an option and board replacement becomes the only fix.
Is It Time?
If you recognize any of these, the deck is telling you it is time.
Our Services
We handle the full range of deck coating work, from a straightforward recoat to a complete strip and refinish.
A fully opaque coating that hides grain, blemishes, and mismatched board tones. This is the right call for older decks, previously painted surfaces, or pressure-treated lumber that never looked great. You get uniform color and the heaviest ultraviolet protection available.
A pigmented penetrating finish that tints the wood while letting the grain show through. Best for decks in sound condition with attractive lumber. It soaks in rather than forming a film, which means it wears rather than peels as it ages.
Vertical surfaces, balusters, handrails, and stair treads wear differently than the deck floor. Rails take hand oils, treads take the most traffic. We coat each with the appropriate product and build, brushing detail areas a sprayer cannot reach.
When an existing finish is peeling, we remove it completely rather than coating over the failure. Chemical stripping or sanding takes the surface back to sound wood, then we rebuild the finish from bare boards so the new coating actually bonds.
Not sure which approach your situation needs? We assess first and recommend only what’s necessary, no upsells.
Why Homeowners Choose Mr. Local Services
Since 2001 we have finished decks, railings, and stairs to manufacturer specification. We moisture-test boards before coating because wet wood rejects paint, and no amount of product quality fixes that.
Every completed deck comes with a written two-year workmanship warranty covering peeling and adhesion failure. If our coating lifts within that window, we come back and correct it at no cost.
You get a written estimate broken down by prep, materials, and labor before anything starts. The number you approve is the number you pay. No change orders halfway through.
We cover landscaping, protect hardware and siding, and clean up daily. No subcontractors rotating through. The same crew starts and finishes your deck.

How It Works
Call 951-458-6466 and we schedule within 48 hours. We inspect board condition, test moisture, and identify anything needing repair before coating.
You receive an itemized quote plus our recommendation on solid paint versus semi-transparent stain, with the reasoning and expected lifespan of each option.
We wash, strip failed coating, sand, replace damaged boards, and mask surroundings. Coating goes on only once moisture readings confirm the wood is dry.
We walk the finished deck with you, address anything you flag, remove all materials, and hand over your written two-year warranty document.
Pricing
We price deck painting honestly, and we will tell you upfront what drives your number. Nobody should have to guess at the range before booking an estimate.
Four factors set the price. Square footage of the deck surface including stairs. Current condition, since a strip-and-sand costs more than a clean recoat. Coating type, as solid paint and semi-transparent stain carry different material costs. Railing and baluster count, because detail brushwork takes time a sprayer cannot save you.
Typical range: $850 to $2,400 for a standard residential deck refinish. Small decks in good condition sit at the low end. Large decks needing full stripping and board repair reach the top.
Every quote is written and itemized before work begins. Call 951-458-6466 and we will give you a real number, not a placeholder.
A properly prepped solid coating holds four to six years. Semi-transparent stain runs two to four years before it needs a maintenance coat.
Paint hides damage and lasts longer. Stain shows grain and wears instead of peeling. We recommend based on your board condition, not preference.
Almost always moisture or skipped prep. Coating applied over damp, dirty, or previously failing paint cannot bond, so it lifts within a season.
Yes. We identify soft or split boards during the estimate and quote replacement separately so you know exactly what it costs.
Most residential decks take two to four days including prep, coating, and cure time. Stripping work adds a day.
